Noosa Heads is a market where the type of property matters. Based on the September 2026 figures in our latest Suburb in Focus report, the 12-month median house price is $2,180,000, with 86 house sales over the past year and a median of 44 days on market.
The house and unit markets have moved differently. Reported house prices are down 33.6% over 12 months, while unit prices are up 15.6%. Those figures are a useful starting point, but they don’t tell you what an individual home is worth. Location, condition, land, views and comparable sales all need a closer look.
For buyers, the extra time properties are spending on the market may create more room to negotiate. The opportunity is in finding the right property and assessing it on its own merits, rather than assuming every listing represents good value.

The name Noosa came from the Aboriginal word meaning “shadows” or “shade” – this is most likely a reference to the tall forests in the area that offer shade from the sun.
