While the broader market has moderated from its peak, competition for quality properties in the region’s most sought-after coastal and lifestyle pockets remains consistent and, in some areas, intense. Here’s what we’re seeing on the ground right now:

  • Avoca Beach and North Avoca continue to attract premium buyer interest, particularly for homes with beach proximity, privacy and strong street presence. Well-positioned properties here are tightly held and rarely stay available for long when priced at market.
  • Terrigal and Wamberal remain two of the Central Coast’s most in-demand lifestyle locations, drawing buyers seeking coastal amenity, café culture and long-term capital growth. Wamberal in particular is attracting growing prestige interest, with its lagoon frontage and beach access making it one of the most tightly held addresses on the coast. Competition for quality stock in both suburbs is consistent, particularly from Sydney buyers with strong budgets.
  • Killcare and Pearl Beach attract a discerning buyer — those seeking something genuinely rare. These are tightly held, low-turnover markets where the best properties are sold before most buyers know they’re available. Relationships and local access are everything here.
