Welcome to our March property market wrap. What we’re seeing on the ground remains consistent: strong demand, limited supply and a continued focus on quality property.
This month also marks the launch of our new podcast, Around the Grounds, where we share real-time insights from across our local markets and the broader property investment landscape. It’s a reflection of what we’re seeing day to day.
While global markets have been unsettled, Australian property continues to show resilience for now. It’s a timely reminder that property is not solely driven by short-term noise, but by long-term fundamentals. As the current geopolitical situation develops we will continue to closely monitor how it is affecting the local property markets.
Supply remains one of the biggest constraints. New housing is not keeping pace with demand, and that imbalance continues to support prices, particularly in tightly held lifestyle locations like the Sunshine Coast and Noosa.
On the ground so far this year, Some buyers are still taking a more measured approach, however when the right property comes to market, competition remains strong and decisions are being made quickly.
Our focus remains the same: helping our clients navigate this environment with clarity and confidence, securing the right property with a considered and strategic approach.

Brisbane Market Update – Nick Meredith
Brisbane continues to perform strongly, with consistent buyer demand and limited quality stock driving competition across key suburbs.
We’re seeing well priced homes attracting strong interest, often with multiple buyers competing early in campaigns. Open homes remain busy, and in some cases we are seeing 40–50 groups through on the first inspection, which is a clear indicator of depth in the market.
Despite ongoing conversations around affordability and interest rates, buyer confidence has remained steady. The key difference in this market is that buyers are more informed and more selective, but still ready to act when the right opportunity presents itself.
We’ve had a strong start to the year, securing a number of properties for clients and continuing to work closely with buyers who are ready to move. The focus remains on access, strategy and timing to ensure we’re putting our clients in the best possible position.
Property Investing Insights – Hugo Fonseca
From an investment perspective, the fundamentals remain firmly in place. Population growth, tight rental markets and a lack of new supply continue to underpin demand across the country. The current geopolitical situation is also driving a substantial increase in construction, logistics and borrowing costs, so less projects will get underway and the ones that do, will be at a higher cost, increasing upward house price pressure.
What we are seeing, however, is a growing gap between markets. Not all areas are performing equally, and this is where strategy becomes critical.
There is still a lot of noise around policy changes, particularly in relation to negative gearing and capital gains tax. While these conversations can influence sentiment, the reality is that well-located assets with strong fundamentals will continue to perform over the long term.
We are also seeing investors becoming more considered in their approach. The idea of “buying anything” or chasing short-term growth is being replaced with a focus on quality, scarcity and long-term performance.
In this market, the right strategy matters more than ever. Understanding where to buy, what to buy and why, is what will ultimately drive results over time.
